Terms and Conditions

All prices include breakfast. Extras such as packed lunches are priced separately and available on request.

Deposits, Payments & Cancellations

We do not take a deposit however when making a booking, but a valid credit or debit card is required to confirm the booking. No payment is taken at time of booking, instead full settlement is taken 7 days before your stay. 

If you need to cancel the booking please let us know as soon as possible. If you cancel your room up to 7 days before your stay you will not be charged. If you cancel within the 7 day period before your stay, your card will still be charged and no refund is possible.

Failing to show without cancelling will also render you liable for the total amount of your booking, and as this will already have been taken from the card 7 days before your stay, no refund is available.

We strongly advise that you take out travel insurance to cover you if you are concerned that you may need to cancel.

Payments

Online booking with secure payment is available using the Book Now feature on our website. We are happy to accept Debit cards, Visa, and Mastercard.

Arrival and Departure times

Unless otherwise agreed, your room will be ready for your arrival between 4pm and 7pm. If you plan to arrive earlier or later than this, please let us know in advance so that we can make sure we are here to greet you. Please contact us if you are likely to be delayed due to traffic etc. We may arrange self-check in for you via a key safe, if arrival is likely to be later than 7pm. 

Check-out time is by 10.30am on the day of departure. 

Non-availability

We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would make every attempt to offer you alternative accommodation, however if this was not possible or unacceptable to you then we would refund all monies paid by you. Our liability would not extend beyond this refund.

Smoking Policy

Maple House is a non-smoking establishment both inside and outside the house.

Alcohol

We are not licensed to sell or serve alcohol or purchase alcohol on your behalf, but you are welcome to bring your own – we provide corkscrews and bottle openers in all rooms, a mini-fridge to keep items cold, is available on the landing, along with wine glasses for your use.

Damages

Please report any damage or breakages to us as soon as possible. We don’t normally charge for minor breakages, however any damage or staining to bed linen, carpets, furniture or soft furnishings may be liable to a cleaning and/or repair charge. If damage and/or breakages cost in excess of £80 to rectify, we may send you an invoice for payment. If anything in your room is defective or damaged please do let us know immediately so we can rectify any issues  as soon as possible.

Please note: Recently there has been an issue with high factor sunscreen permanently staining white towels and bed linen. Please shower/wash hands thoroughly if you have applied suncream, before using the towels and particularly before getting into bed. Sadly a charge may need to be made if linens need to be replaced after your stay.

Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves (or our contractors whilst acting in the course of employment).

Minimum stay and Minimum age of guests

At weekends we operate a minimum two-night booking policy, with a minimum three-night policy on bank holiday weekends. We may sometimes be able to take one-night bookings during quieter periods, if you require a single night please phone to ask.

We regret that we are unable to take guests under the age of 18.

Pets

Due to allergies, Maple house is a cat and dog free zone, so  we regret we are unable to book guests who wish to bring their pets with them.

Lost Property

Any lost property will be held for a period of one month. We will make our best efforts to reunite lost property with the owner but we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belongings before checking out. We can post items at the cost of the owner or arrange for them to collect.

Parking

Free off-street parking is available in our private parking area at the rear of the house, please let us know if you would like to reserve a space. (Cars are left at your own risk and we do not accept liability for accident or damage caused to your vehicle by yourselves  or by other guests).
There is also limited un-metered parking available on the street nearby.
